I downloaded every single property record, analyzed the data, checked to see how much each property’s assessment jumped, and created this map.

Neighborhood
Avitar assigns every property a neighborhood rating. Lower neighborhood ratings cut the assessment, and thus taxes. Higher ratings increase the assessment and thus taxes…for the equivalent land.
- A – subdivision road not yet developed. -40% off assessment / taxes
- B – neighborhood generally denotes a road cut and stumped and very rough – 30% off
- C – 20% off
- D -below average neighborhood; poorer quality land and/or lower quality homes. 10% off
- E – average neighborhood
- F – 10% extra assessment / taxes
- G – 20% extra
Neighborhood rating is one way that Avitar can hand out massive tax breaks to people.
It’s interesting to look for red (“A” / 40% off) parcels and click on them.
